The Consumer Notice in Pennsylvania Real Estate.
Whenever you as a consumer, are having a substantive (meaninful) discussion regarding real estate, by law, the real estate professional is required to provide a Consumer Notice. You will get a copy and be asked to sign the reciept of this document after a thorough description of the details provided. IT IS NOT A CONTRACT!
Keeping it simple, the Consumer Notice outlines the roles an agent serves in representing you the consumer, it indicates the minimum requirements of service that are to be provided, & indicates that there is a Real Estate Recovery Fund available to the consumer. Realtors in Pennsylvania actually underwrite this fund.
It is one of my favorite documents in Real Estate. It is an education tool that helps buyers and sellers better understand the process. I also like the challange since even before we get to really know each other I'm asking you to sign something.
By the way, if you're buying and selling real estate in Pennsylvania you better get used to signing documents....there are a lot of them.
